We rehab properties for our long term rental portfolio - BRRRR as Brandon calls it so elegantly, it must be a rural expression ;-)So here is the story: the seller responded to a yellow letter in February and was stuck with a house that was not in a condition an agent would list it.

I had to respond with a affidavit that I did not make a loan there never have and never will without a license... so advertsing for loans there would get you shut down pretty quickly.let that person turn you in.. and see what come of it...

That puts you at the back of pile for clients in a lot of agents minds.If you want immediate help find a newer agent with little to no book of business that can respond to you right away.I have no qualms these days telling people in commercial real estate that I do not have time to help them within the metrics they desire.I think it is unrealistic to get a busy broker/agent to absorb a lot of their time looking for a needle in a haystack type property and forego there other clients.I will give you an example.I have a client worth 40 million.

When I responded, they asked for an AC unit to be placed in there unit so they could control the temperatures. $300 dollars later, and about 15 minutes of my time, and my tenants had a working AC unit.
