And I often get deals when Im on the buy side when we are not quite the highest offer because of my reputation for having solid buyers who close, and dont get scared off by trivial things in inspections. 

Gotta make sure the firm you are working for is reputable.

They base their lending on the finances of the project.What you want to do is build a good relationship with reputable people in your area. private and hml tend to be local except for a few bigger national firms.

The only downside with them is they have a wait list that is close to a year, so I haven't been able to scoop up as many of their properties as I would like.I am Currently in the process of purchasing a property through Parc Property Group in Indiana and so far the process has been very smooth and the rehab seems to be of very good standard but I will be happy to speak more of them in time.I also came across a company right in my back yard here in Utah called DFY Real Estate, and while I haven't purchased any properties through them yet, they have an impeccable reputation here and I have met one of their founders and I know him to be an incredibly smart and honest guy.

But if you buy from a turnkey company with a solid reputation, there's a lot in that that you can trust...in addition to basic due diligence you do on your end non-locally.

Im very excited to get out into the field and plan on committing basically every single day of the next 2-3 months too build my reputation and start generating clientele.
