At the very least you need to include capex, vacancy, regular maintenance, payments, taxes, insurance, and management costs (its smart to include these even if you self manage since you might want to turn it over to a manger at some point).  

You can also just send a regular yellow letter.

I naively thought this was what the packet was, as it is quite comprehensive, and for a regular purchase, it's all part of the general paperwork.Is there a form I can find for this, or do we need to find a lawyer and get an official contract done?  

If I do a private loan, would that be an unsecured loan or is there a way after the property is purchased to tie it to this loan so they have extra security?

She has no problem paying the security deposit and passing a background check (I’ll check up on these).
