If you decide to sell, I wouldn't make any decisions about repairs until you are closer to that time to evaluate the current condition of the market and the house to stress test what is needed. 

This allows the investor to invest in several properties for the price you would generally pay in one, significantly reducing their risk exposure thanks to diversification.

We are also self-managing the property, it is stressful but a good way to learn.

This at least reduces the risk that you will be having to pay a lot out of pocket to cover a low appraisal.

But you said it best, it's about what risk is worth taking and I will need to figure out if I want to stress a little more or relax and ride the wave.
