I was born and raised south of Atlanta.

I offer to fund a flip of there house, they would get the number they were seeking for their house plus a percentage of whatever the profits are after all expenses, holding costs, realtor fees etc..have been paid.

Basically I would use the funds in the 401k to purchase my deals, fix them up with funds in the 401k as well, then sell them for a profit to my LLC which would then rent them out long term. 

Looking to grow to do multiple projects simultaneously, need to figure out how to secure short term capital funding to facilitate this

I have been raising my offer all this time (countering my own offers).

The master bed will have 8' ceilings as will be adding this room to the existing structure but the existing 3 bedrooms will not be able to raise ceiling heights.

An LLC could solve quite a bit of this but he already has enough on his plate and really neither of us want to deal with an LLC on top of all this...So...We would like to take the rent funds in the name of the trust in a bank account and draft checks etc for the building as well.My question is how to set up a bank account for a land trust and is anyone using a bank familiar with land trusts?
