Purchasing in this market for long term rentals rarely even meet the 1% rule....I should know because I've been suffering from analysis paralysis over the past 2 years trying to make the numbers work! 

Great property with lots of character and all of the outdoor living elements I would expect (mature desert trees/plants, hammocks, shade, hot tub).

Yes, people like to see Clingman's Dome and do some hiking, and some kayaking, and fishing, but there's a lot of beautiful places and parks within driving distance that you can do that without suffering the crowds.

Sure you can snag crap at $10k but you suffer from marketability and low rent rates combined with challenged areas requiring intense management to succeed.
