I think you will find once you get over the initial “doing something for the first time” jitters that managing your own properties is pretty easy overall.

However, I have already found an opportunity I feel I can not pass up, even with as little knowledge and experience I have, and am looking for any and all advice and thoughts on my first move into real estate.A life long best friend of mine has been offered by a family member for $20,000 to own outright a 3.5 acre lot with a run down mobile home on it.

He owned the home free and clear and I am now the deed holder with how we structured it.  

So the investor(s) would own 5/6 of the house, and I would own the remaining 1/6.

Tax bills have already been sent out (I own another property in the same area and I’ve already received my bill).

Owning this will be a huge headache.

It is the only way to gain financial independence.I hope you read the sarcasm in that comment.I will assume you have more experience over time than just the 4 units you currently own.
