My future renter is a baby boomer (65 yrs and older) who is living on social security but has knee or hip issues that prevent going up stairs.  

The other alternative would be to do long-term rentals instead and not move out of each place ONLY once I have a long-term tenant moved in.I have been an internet entrenrepeneur for 20 yrs or so now, and am looking for diversity.

Good evening all,So I have a long term tenant that's been with me for about 7 yrs.

I’m at my 3rd company in 10 yrs and my income has tripled in that time.

For my new tenants I required no evictions in the last 4 yrs.

When I was told ours HAD to be done throughout the entire building I was frustrated & 'pi$$ed' but now appreciate the inherent safety of it & if there ever was a fire (our bldg is 70 yrs old) it would certainly deter a complete loss.

Hi @John Stevens, not sure how accurate this is for you, but real hardwood flooring should last a lifetime but should be refinished every ten yrs. 

I gave a working receipe for finding deals lifted from an old timer whos been working that strategy for 20 yrs and still works.  4 deals a month just in zips around his house, never drives far and still works in a hot Atlanta county.

. $2.5k/month cuts that down to 2.5 yrs.
