Not only did the investment side work out but it was also the first apartment building our property management company has done a full lease up on.

We're a relatively new team but would be happy to connect and tell you about the area.

You should look into renting the whole place.I am guessing that trying to self manage from a distance is making you nervous?

The scenario: $295,000 purchase price (my list was $299,000), 100% occupancy, $1,900 monthly rent, with taxes ($1,856), insurance ($768), and property management (7%) the only expenses.  

The people with no ties to BP management who think they decide what is discussed in a particular thread and admonish anyone who doesn’t comply8.

Spruce the place up and put in a new tenant.I also recommend you read some books about managing rentals.

Property Manager assigned.Moving out of state, not willing to sell the property right now.In addition to renters insurance and landlord insurance, which direction should I go as far as protecting myself?
