You can always take a ton of pictures.As I understand it, you should do a move-in walk through whenever possible and have them complete all of the initial boxes before handing over the keys, like a car rental.

Type of Financing: I use Hard money quite a bit for initial purchase, then refinance in a year or 2 after repairing and stabilizing.

I'm new to real estate and am working through my initial education phase.My first goal is to purchase 5 rental properties because I love recurring income and believe that this strategy is best suited for my goals and personality.I'm still a ways off from going through my first deal, but as I prepare, I have a question about financing that I think I need to start addressing now...I freelance for a living and I think that this may make it more difficult for me to get a loan since I don't have a "stable income."

The first month is usually complicated for them but this allows for my time to be used more efficiently and for them to not have to run to the bank to get cash out.I have 4 properties paying this way and it has been great.. well after the initial payment due to confusion but since then has been great.
