If you do the management you can bump that up some.To give you an idea i bought a duplex over the summer, in emerson heights(not the greatest area,but not a total war zone either) that is a 3/1, older building(higher long term expenses) and I paid 59k(which i now believe to be too much)  i get rents of 600 per side. 1200 total.
