You've already seen what a 25% vacancy on one unit does to your cash flow, and assuming the houses are similar house/similar market you can almost bet you're looking at rent roll backs in future.Assuming youf FMVs are correct I'd be out of these things so fast it'd make your head swim.

Try your local library and enrich your mind on these things that can aid in you becoming a bigger pro in this game.We all are learning everyday to be better players in the game of business and i learn so much everyday thats sometimes i have to take a break because my head hurts from all the knowledge i consume all day long.No matter what you do always use a corporation or llc to play the game of business and never ever do business as a DBA unless you want to take the pain home when something goes wrong and you are 100% liable for.

IMO a roof has NO ENHANCED VALUE for the simple reason that the bare minimum buyers want from a house is a ROOF OVER THEIR HEADS, and a house without a roof, or with a visibly damaged roof is unsellable.

I've done a lot of roofs in my day and the only one that cost close to $5K involved tearing off wood shingles, putting down plywood decking and radiant barrier and then shingling.If the roof is already leaking it's going to lead to damage to the roof decking, insulation, sheetrock and interior wood.Probably cannot adjust the price up for the roof as a roof over their heads is about the bare minimum that a buyer is looking for in a house!
