I would add that for openings that are about 3 weeks out, I cut the price a good bit, but not so much as to attract the wrong type guests.

Those early (1978-1984) real estate club meeting were a lot of fun and a lot of real, useful good knowledge was exchanged.

The wholesaling market is very saturated in every market of at least 50k pop, so you have to work hard to make good money.
