It is done often by corporate landlords and fuels things like the rent strike movement and general dislike of LLs by all.Personally, I set expectations and raise to market fairly gradually at about 7-8% per year.   

@Kyle CurtinIf you luck out and spot a sticker / tag on the tank of the fuel provider call them and ask what to expect for an annual cost of you buy/ rent the place.

I would definitely recommend West Tampa, Seminole Heights and some pockets in Sulphur Springs for a faster than usual appreciation (just an educated guess, nothing is set in stone).

This is much faster than a traditional build.

So, such an agent will probably be spending more time and advertising dollars than a faster moving $250k property.

Some people mistakenly think turning it down further will cool it faster.
