I do believe that the amount the taxes can be reasonably expected to be should be used and in the case of the OP by @Trent Williford, I believe the projected amount was the prudent way to fly. 

ESRI.com can help with analyzing population data withing a certain hours drive, fly, and help analyze long term population trends. 

One should never watch a video or podcast about flying a plane, jump in a real plane and then ask how to actually fly it...but this is the common method of learning real estate investing. 1.

Its still way behind rent, food, transportation...Not by the creator, by the Govt when they built the Hoover Dam and urged more people to move West.And it's not the price of water  that is a concern.

They have done a lot of the work with me but so have I (I fly out frequently to check on things and I’m in contact with them and the contractor every day and making all the design decisions and handling the construction draws from the lender).

Southwest now flies to Hawaii as well.

When I did some work on my primary residence in FL, I purchased about $10K worth of items in a 2 month period of time from Lowes.

If you are in the Bay area you can fly direct to Cincinnati or Cleveland on Southwest, same from Los Angeles.I fear you give up a lot of performance that your money could provide to you.
