@Justin Cooke If you can afford to do the subdivision map now, that would probably be the smart move. the reason being, you have no idea what new environmental laws, or other constraints could be put on the property in the future that would make it more expensive to develop.

Now in todays compressed market more in the range of 10-13% for the passive component and the active investments more like 25%+.
