As somebody else posted elsewhere, just because you were able to drive 70 MPH and not get a ticket does not mean you won't get ticketed for driving that fast in the future - getting caught is what will lead to the ticket ...And I agree that there are a bunch of things where we don't want to see transfer taxes - but just because we want to see something does not meant it will be that way.

I still had additional equipment costs because I elected to replace all plumbing and heating piping in the basement and also paid additional for redundant valves and anything else that made sence to make it easier for maintenance and repair.

You are right about the 12k square feet being huge, I meant 1,200 square feet :)It seems that the prices in Iowa City are inflated because of the proximity to campus and the hospital, yet the rents do not fully compensate for that (not sure why).It does not seem like the best market for renting out property.However I think it still makes sense to buy since I will live in the place for a couple of years, and given the new Iowa Mortgage Credit Certificate program announced last week:http://www.iowafinanceauthority.gov/en/for_home_buyers/mortgage_credit_certificate/
