There is a little bit of a complexity to the manner in which mortgagees or investors process their foreclosure pipeline.

However, it is not ideal for more complex communication.

I haven't listened to that podcast yet, but my impression on this subject was that you are not looking for a downloadable market package, but you are making a personalized marketing package based on the niche you plan on filling.If that niche is apt complexes in the 50 - 100 unit range, then you want to pull comps for recently sold, and on the market deals.

But, if you get many properties it becomes much more feasible.The one owner I know of a LARGE complex just has 2 property managers. 

There are about 3 brand new large mixed use complexes within walking distance, that are renting from between 2200 - 3400 a month (these have pools, fitness rooms, restaurants and bars, all the frills). 

But the complex is also not willing to apply the $30/month pet rent we paid for two years to what they're claiming as damages.

If the complex isn't managed well, you could end up having to pay for cap ex items that need replaced, if the HOA doesn't have the money for it.I would also make sure their by laws allow for renting.
