I could see this really helping to change the surrounding community as some of them will probably open up businesses or art galleries etc in the area .Just curious is it a certain age range that live in your properties or is it more a mix ?

They all can get caught up in the greed and lavish lifestyle, albeit for a relatively short amount of time.

Use facebook Craigslist and other real estate related groups on social media.I get very good response from these groups.

If the wires are yellow or white they’re relatively new and updated.

On the investment level we have seen a huge influx of buyers target the Atlanta market due to low (relative) prices and high (relative) returns.

Generally speaking, increased interest rates means increased Cap Rates which means lower relative prices.

If you have a 3 or 4 tenant building all with NNN leases, it seems great because they pay all related expenses, but there are other things to consider.

@Michael Anspach, if he does that there's some related party issues as well as the federal interpretation that he is selling to himself since really it is their joint tax return that is the owner for federal purposes. 

Once you evaluate enough you will get a good feel for what a property will sell for relative to rent etc.
