Be a pain in the butt.

My last commercial loan was 80% and 4.5% interest.BUT, if they'll simply do 80% of the appraised value, no pain in the butt to get, no fuss, then do that all day long to secure a property.  

The first few hundred units were tough getting to a critical mass with enough units to build my management company, but since then we just keep plugging in more and more parks.  

I am using an attorney to cover my butt.

Most commonly:75% LTV loan to value. 20 year amortization.Probably in the range of 6% (for 3 years).Plug it into a loan calculator.

It sounds like you have capital ready to plug in if you are considering a turnkey.

Tell your agent to get his butt in gear and get the letters now along with all the either info ...electric bills, heating costs, repairs, capitol expenses etc. all going back 2-3 years.As for the tenants there is no reason for you to be concerned about keeping them.
