Is anyone familiar with the ComEd and nicor or new construction energy efficiency programs that offer incentives and technical assistance to developers.

It takes the same amount of time, energy and effort to buy 20 units as it does to buy 120 or even 220. 

I know you probably think you're clever by managing on your own and avoiding the 10% charge to a property manager but this tenant is probably going to cost you much more end that's before you account for the time, energy, and stress resulting from her.

I have been burned once dealing with one, and I am in the process of trying to fund some other properties and dealing with a private lender and I am scared to death to trust them. 

While it works in your favor now, it could burn you later if trying to refinance or sell it and you come to find this first appraisal was way over-valued and your "equity" disappears. 

Trying to figure out the “real” cost of installing a new central AC unit and replace existing old furnace.This is in San Jose, CAHome is 1600 sq ft - 2 story Got quotes that range from 8.5k to 15kI guess the need is a 3.5 ton compressor and a 2 stage energy efficient furnace.

While putting an actual number to that question is quite difficult, I do know that owning it and being in another country (regardless of good management or not) is going to take some energy and effort.Best of luck in the decision!
