For me I went to every seminar I could find within driving distance, read books, listened to pod casts, read the forums, offered to work for free doing landscaping and manual labor, simple admin tasks, etc whatever you can do to be around like minded people and learn from them do it. 

Finding consistent deals takes some work, but it you're up to the task it's can be a good gig.

searching BC code is not an easy task at times.  

I want to be able to take that task from them and free up their time to do other things. 

He also said that if I elected not to do a task listed in his quote then we would just deduct that amount from the total.

I actually work the refinishing in with other projects and tasks on a turn around..

I have been playing around with few, but would love to hear what some seasoned investors/developers are using to keep track of each of their projects, timelines, tasks, notes, communication, etc. 

@Bryan Otteson-The financials would most likely be through the roof for my first property and I'm still studying the financial aspect of this adventure.
