I wouldn't do C Corp if you plan on holding, and while I realize partnerships are very powerful (but not exactly sure why), gain the asset and liability protection of the LLC while still operating as a partnership.Then, 3Friends will be the managing partner for each development project/venture/company that you do.

If you dont have the money to pay an attorney to do this paperwork properly to protect you and your buyer and your seller then you should either partner with someone who has the resources you are lacking or even find a real estate attorney and offer them a piece of the deal instead of paying them a legal fee.

I do plan to charge an up front pet fee and then to also charge monthly pet rent per pet to hopefully offset some of the inevitable damages :D My biggest worries pertain to the personal liability component (Tenant A's dog bites Tenant B, the mailman gets bit by Tenant B's Cat, etc) and I want to make sure I am doing my best to protect myself.
