I read many stories/posts of people starting from my standing point of no liquidity or net worth then bringing on an equity partner to make the deal happen, many people say its a bad idea to try without the experience and you should go for it if you have the understanding on how to make it work.

Other than that, most oddly pleasing to 20 somethings feature I always make sure to point out are the USB / 110v receptacles I use. 1 per bedroom wherever the night stand would go, one in living room, one on kitchen counter as long as it’s far enough away from the sink to not need a gfci.

Use a good quality, fine toothed saw blade.We use a portable table saw, masking tape on the formica, and cut it from the formica side, right down the middle of the masking tape.It seems to me that my saw blade (just the blade) was over $100, but it does a great job and it can be resharpened, so should last just about forever.Good tools are worth the money.My table saw has a cutting guide, but you can get a cutting guide to go on a skil saw, so with a good blade, you should be able to make an acceptible cut with a skil saw.There are free standing supports with rollers in the top that you can use to support the ends of the countertop if you have to work alone.

In this case it seems that the landlord waited and then didn't honor the money brought in my the tenants caregiver which would full pay the rent.Collecting rent doesn't seem to be the main issue here, it seems more likely that the landlord was looking for an excuse to evict and wasn't going to let anything stand in the way of that.

Another topic too, sorta related about hanging, I had alot of young tenants and always tried to "educate" them in the care of property, even theirs, so do you show them any tricks to housekeeping, safety issues like securing a large TV on a tippy stand or how to reduce thier utility bills?
