im an out of state investor, and im looking to understand the DSM marketon the surface, its seems like there are good deals here (better than the last market ive looked in) but I cant really be sure about that, so I will love to have your insights about DSMim currently looking for a SFH, fixer upper , have a budget of a 130k. im paying cash, I can close fast, and if everything will go well, I can have 3 more purchases throughout the year.im also trying to understand where are the rought neighberhoods, I know that if you are an agent you cannot answer me, but maybe you can tell me where I can find some info about that (I was looking in Neighborhoodscout, but it seems like there are very few rough neighborhoods in the DSM, if at all, and most of them are in downtown/NW downtown).Thanks!

From what I've seen and I'm sure some realtors can chime in - but I'd spitball anything $200k and lower is prime as there just isn't much to choose from (if you are thinking about resale and how fast you can move later on as most Dr's it seems like complete their residency in town ... if that's what you're doing....then move shortly thereafter)Anyways if that's the high end of your budget you have the pick of wherever you want to live.I did the whole roommate situation - but will tell you this - as someone pointed out - Wichita is fairly affordable so IMO having done the roommate situation there here's my perception.You either need to offer a KICKAxx space (which a $500k house would do) to get a roommate or it needs to be pretty affordable - or a combo of both.

Mainly because investors are bidding up the current inventory purchase price and squeezing the budget for the renovations to where only people with solid labor connections and do it your selfs can pull it off.
