Everybody can show a 15% IRR on paper, but do you have confidence they're going to be straight forward with you if things aren't going well?

If you feel confident in your ARV and reno budget then you can't raise you bid at all. 

It's better for society to limit travel. 

My biggest enemy in my pursuit was my self, I didn't really know what i didn't know in the beginning but perhaps more importantly i was not nearly as confident as i should have been with what i did know.  

I'm not confident as a newbie investor to just jump in the game without using a property manager.

As far as the anti social and taking risks aspects, if you become confident in something (investing) those issues tend to go away, I can talk someones ear off and make no sense, but since I know a little bit more about investing, I've noticed people start to listen more when I talk about it. 

Then, once confident, focus on prospecting for deals, which can be done in a number of ways.

I invest in town because I know town and I identified the market I feel confident in operating in but wherever you feel you can identify a market that is aligned with your goals do as Isi says and looks towards purchasing sooner than later.
