I have workers that work construction jobs in columbus for us that relocated that are paying 2k a month right now living in hotels so I doubt the price is the issue it's either a marketing issue or pics or something else. could be layout. have you been to the property before? 

We put a PTAC unit (like what they have in hotels) in one really small house we have (not technically an ADU).
