Hi All - apologies if this question has been answerd in past, but trying to understand if selling a single family home (both side attached townhouse) and buying a commerical multifamily unit (more than 5 unit) - you can use 1031 exchange and not pay any tax on your capital gain of sold single family (townhouse)? 

There are many decent places to work like warehouses and prisons.The house: built in 1965 it is single story and has 3 br 2 bath.

Multi family is different typically than single family as it tends to sell on cash flow.   

I started trying to invest in 2015, and I currently have three rental properties in BC (an apartment, half duplex, and single-family house), but i'm looking to explore other investment possibilities. 

Yours would likely attract large families while the neighbors would be small families, singles, or couples with no kids.It doesn't sound attractive to me but everything is a good investment if the price is right!

The other consideration i had was my market is mostly Condos, Row homes, Townhomes ect. not freestanding single family homes with yards.

I do have a current single family short-sale in the works. 

In Florida, Teen killed in motorcycle accident  ( highly suspect that his plan to claim on insurance went awry and strong prescription painkillers involved).Single person occupancy and he was the only person on lease.He was in the midst of moving out, but left behind starving animals, drug paraphernalia, junk.Now multiple strangers are driving around and selling off his 6 vehicles and have been staying in the house after his death. 

That's how expensive a bad marriage or the single life  really is.So I think it would be wise to start the process of finding the right spouse to build your future with.
