I have a bigger issue with the rest of your comment.As for foundation issues, I am not sure how any other companies operate, but given our fantastic reputation and what our processes are, your comments didn't sit well with me.  

It's the reputation of the facility.

That said, I suspect that large operators are buying mostly for their own benefits: they get acquisition fee and asset management fee from the "day one" and if their investors end up holding the bag 5 years later, it's a ding on the operator's reputation but the fees have more than paid for that ding. 

Most wholesale deals right now will be cash deals, but reputable wholesalers or ones with a lender partner, will offer some deals as finance-possible.

It does not hurt you as a landlord to have tenants pay two days late, but making demands of tenants who cannot change their circumstance will quickly give you a bad reputation.
