In 1 year I will have $100k to invest in real estate, I'm interested in Rental Properties with property manager.I have been reading articles and watching videos about how to invest in real estate, best ways to find deals, and the sort but I'm still unsure how I should start my rental property adventure.Details:Planning on putting at least $100k a year into rental properties, I will only be physically able to look at properties for a few months every year.Questions:1.

You can deny them for something else but you cannot just make up something random. 

Just the opposite,.. but, I do work with a couple investors that have that type of money and I partner with them on flips ..they provide the financial part and I supply the rest .. all the titles go in their name or their business name and the rehab funds are allocated weekly per needed basis ..along with a weekly report by me on the progrees including pictures and video's if needed ..

The middle ground, finding a random contract online and using that, has none of the benefits of a lawyer, none of the simplicity of a one-off one-pager, but just "feels" better.

, just keep things neutral, occupants, non smoking now has to specify tobacco or other old leases didnt, know service animal regs, and if not important now you will most likely be asked, best advice is document document, I like a short videoed walk through, esp if you can do with tenant, give them a copy so they remember condition too, make it sound like a ribbon cutting but really cwa and hand them everything there, some have forms for direct deposit from bank for rent checks, some have a few preaddressed envelopes, make copies of everything , keep backups, and originals, dedicate a file cabinet if you need too, yes even for disks in their own file, it wont take up that much space and you will be batter to have than not, sounds silly but document inquiries even, (wasnt John Doe asking about a rental last month?
