For 10+ years I've made most of my income from internet marketing (I've never had a "real" job), and I've done lead generation in some very competitive niches (home security, debt consolidation, etc.). 

I get credit score, history and criminalbackground checks for felony on state and federal levels, homeland security list check, sexual predator lists and eviction history. 

P.S i don't have a security deposit.Thanks in advanced for any help :) 

Should I contact a private lender who can close quickly and get the deal done ASAP?

Securing a 30 year fixed rate vs. a loan with a 5 year balloon is much safer in today’s environment. 

I have a prospective renter who wants a 6 months lease but is willing to pay $150 over my asking price and a full months pet deposit in addition to the full months security deposit.The problem is he has no credit score.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

My strategy was to take out a loan from a private investor, move in, fix them up and rent them out and refinance. 

Then ask for a hard money loan over $50k.The other option would be to find a private lender, or as someone else mentioned, sell it as-is.

I would think you have to hire a PM and pay them up front to stablize and kick out the free loaders.. secure the house and haul all the stuff to the dump.. call animal rescue and have the animals removed..
