The game played from Far Rockaway to College Point, from LIC to Douglaston is pretty much the same:  anticipating appreciation.Sometimes you can 'force' some appreciation by fixing up some units, but the rents WILL NOT cover your expenses.

If the lease ends in a month, and the previous landlord didn't provide 60 days, then you can assume there was no intent to renew the lease.

First & foremost begin the new lease June 1 in the name of husband only - do not amend previous lease to make husband signatory.Because this is leased property anyone else entering the property not allowed by official tenant is essentially trespassing.
