All my rentals are over $1600, I paint my walls BM Superhide eggshell Navajo White, a warm 'parchment' off white, trim semigloss Behr color Swiss Coffee (though I have it made up in BM Ultraspec) and ceilings flat white.

In order for all that to happen on an ongoing pace then you will need more than 1 person unless that 1 person is a zillionaire and can just never stop. 

Your mind is made up and IBC simply doesn't work. 

If the FL LLC has two or more members, then a member is protected from levies against the LLC ownership because of "charging orders."  

I am considering buying land and learning ground up construction, so just wondering how much progress you have made (if you decided to subdivide and also if you did a tear down and rebuild or just renovate) 

What made you interested in investing in this type of deal?

@Kenneth Donaghy made some great points and there are countless individuals who waited for "a deal" and ended up not buying and being completed priced out of the market with simultaneous price and interest rate escalation. 

Especially now that you've posted your suspicions on a public forum, I'm not an attorney, but I've watched enough Law and Order that I could see there being the possibility of you being charged for "Aiding and Abetting" their crime by not reporting it or "Criminal Facilitation". 

In order to execute effectively, operators will want to validate the path to permit is strait forward and reliable at closing or within 30 days of closing.
