If I were in your shoes, I'd send written notice notifying the date they MUST be out, that any extortion attempt WILL be meet by criminal complaint and charges AND advising they review gov. orders as this notice is official notice in compliance with gov. orders and if tenant is not vacated by ___ date police/court intervention will be made as well as suite filled for judgement on any/all associated costs incurred including court costs. 

Does anyone know if there is an "official" DISC site or the best way to administer the test to my Team? 

I would start the process officially give notice to end the lease if you haven’t done that already and put a notice to pay rent or quit.

After talking to our lender they were worried that there could be money switching hands that wasn't part of the official transaction because the purchase price of the house was under the appraised value (appraisal came back at $190k). 

As long as you make it your primary officially I don’t think they care how many nights you sleep there.
