@Connor Cushman I'm working on a property using a 3% conventional loan right now and have explored 203k loans for the properties that won't pass inspection.

And, the management company that I use does regular inspections.  

We were due for our first child in June and figured we might as well just complete the purchase since we needed a larger space (we were renting a 600 SQ ft basement suite from our friends mom and dad) and we figured the rental in this future home would help hedge any risk with making payments in the future.The property was listed for $275k, we offered $280k and asked for new electrical panel and all closing costs to be covered by the sellers after inspection.

And most of these items would only present during an inspection.

If you live in an extra unit you often can not have a stove or regular sink, but many people pull the stove for inspection and the put it back, but there may be an insurance issue there.
