What the tenant can be held liable for will also be determined by landlord-tenant law.In Washington State, a tenant needs to give at least 20 days notice, prior to start of the next rental period, to not be held accountable for the next rental period.

As far as the accountability, I have always held myself accountable but by announcing my goals this year others will hold me to it.  

And DIG has subgroups as well, where meetings are held throughout the area and are either focused on a specific topic or organized geographically for a more localized flavor  There might be other "meet ups" nearby, but I suspect that you will not find those to have same depth and breadth of knowledge and experience as what you will find at DIG; I could be wrong about that of course ...  

Other option, but I am not entirely sure it is open for all investment properties are mortgages/loans which are manually underwritten (held by the banks, and not re-sold as CDOs).Some people like to deal with small banks, I tend not to like to deal with them.  

The other thing is as long as you have the %20 down getting a mortgage isn't that hard on multis.The meetup is called Synergy Real Estate Investment Network and @Marc Ramsay is one of the guys who runs it, it is always held in Surrey, but there is another that Marc mentioned which is held in Downtown Vancouver.

My question... we assumed we would setup a LLC where we were 3 partners/owners and the properties would be held under this new entity. 

They have held property for a long time and were able to pay for their children's education and weddings with the money they had saved.

I've heard really good things about the BWI / Baltimore meetups usually held around BWI airport and not such good things about PG county one.

Tenants learn from how they are treated and from what they are held accountable for.
