After I get the tax lien certificate, I think I'll be in a great position to negotiate lease-to-own with the owner, who is in financial distress, has mental disabilities and no competency managing a productive farm, and honestly needs to get out of the situation for her own health and sanity.

You have to have a certain mentality to want to do that type of work.I know that www.soldisourcepm.com has been doing the little houses for quite awhile in the counties you have properties in but that is ever changing so you have to check as the margins are so thin PM companies constantly change models to survive.I remember a topic on here years ago where an owner of a PM managed hundreds of rentals and with structure and overhead and employees was making only 60k a year.

If you feel like you're being mean, then lookup some resources for homeless or displaced women in your area and provide that resource to her and tell her you empathize with her.I don't know this persons story but it could be anything from true, to having personal life drama that you dont want in your rental, there could be illegal activities/drug use involved (pressured speech, confabulation of wild stories) or perhaps just unfortunate uncontrolled mental health disorder.

As long as you realistically estimate your true cash flow, build up some cash reserves, and mentally prepare that one of these bad situations is just part of the business, you'll do OK.
