If they are absentee owners they must have a way for contractors or property managers to access the units when needed.....either the PM has keys or they have a lock box either way, shouldn't be an issue to view the properties other then to give the tenant 24-48 hrs notice 

That's not clear from your post.Typically a lender will quote you an exact rate (not a range) and they will lock that rate in. 

I just locked up a 3/1.5 1350 sqft townhome yesterday that is in GREAT condition.

Was thinking low down payment owner carry purchase of the 50% interest just to lock it up.

In this case, I don't see the value add, I don't see the immediate cash value, and you're going to take 150k of your own cash and lock it up into a property where your net return could take decades.

They were good tenants but they installed 2 different kinds of child locks on the kitchen cabinets (without permission) and when they were removed they left damage. 

Imagine being locked into a 10 year contract with a vendor with horrible customer service and you cant do anything about it for a decade?!

Use a floating floor system of either click lock or sheet vinyl that is loose lay or perimeter glued to avoid issues during the winter months.
