I own a home and would like to brrrr it,  but i need advice on structuring the loan. 

This is a single-family home in a commercial and multifamily zone, so I believe that if the right investor obtained this property, it could be acquired at a higher price due to its potential for significantly higher cash flow.I'm wondering if I can increase my asking price because of the property's zoning potential.

The house was originally listed for $262,000 and I was able to get the price down to $232,000 based on the condition of the home.

How about having a larger advance such as 3 months rather one? 

While yes the shares are private, it also protects them from larger funds shorting the company if it were public to drive the price down (which is why many list on alternative exchanges that do not allow for shorting). 

I am mainly looking for single-family homes, but I am open to other options as well.
