I am somewhat interested in fix and flip, maybe fix and hold, I'm not necessarily tied to Denver in particular though I have considered looking into vacation rentals or other nearby markets like Salt lake. 

My church is possibly looking to sell the property and we need someone with knowledge of North County (around Spanish Lake) for a CMA to give us an idea of what it may be worth.

@Tim Richardson   if its a shovel ready lot.. with utls taps at lot line.then its just your SDC charges and building permit fee's and they vary generallylowest I have paid is 12k in Yamhill.. and highest I have paid is 46k in Lake Oswegosize of home will make permit fee's higher but the real cost are the SDC chargesSystem Development Charges  ... simply walk into the city building department and ask them what you need they will give you the basics can't give you final price until they see your plansgenerally in that area if the lot of level you will not have any environmental or geo issues.
