If you think appraising is easy $200/hour easy work, I invite you to join the profession. 

I have been all over the map but I am coming to the realization that I need to pursue both CT and some investor friendly markets both BRRR which would enable~20% equity position when appraised OR +35-40% cash on cash return properties with no deferred maintenance.Ideally one would like to buy a NNN property with 20 year corporate backed lease (Maybe a Walgreens) which is 15% CAP, appreciates 10% a year, you can get a non-recourse loan that brings your cash on cash return to ~40% but that probably does not exist :-) I might have invited different type crowd into the post by using these keywords.

Brew City - best atmosphere for networking which is the most valuable in my opinion with a great mix of newbies and veterans as well as buy and hold, flippers, SFR, Multi-Family investors etc. so most well rounded group to network with. 

It's also ok if you see on someone's profile that they're looking for local partners to contact them via private message and invite them to lunch.

I was at the meeting tonight... our guest speaker cancelled at the last minute but we were all invited to sit in on a John Burley presentation, so it worked out.  

She invited me over to see it and talk shop.No deal is happening or anything right now, but I think she will call me first when the time comes.  

I kept peeking in the windows and one day he saw me and invited me in to show his work.

Employment, population Growth and the pro-business atmosphere look great on paper.
