Talk to title companies about title insurance and what a chain of title is, or a cloud on title.

Sounds like you know that you are supposed to have your properties titled in LLC's but law suits are something that happen to other landlords, right?

Is it normal to ask for a 3rd party escrow/title report/title insurance for a private hard money deal?

Bank loans, bank accounts, brokerage accounts, IRAs, 401ks, car loans, insurance companies, cruise ships, credit cards, ez pass, doctors and hospitals, drivers licenses, colleges, high schools, not to forget gun shops, google, ATT, Verizon, Comcast, Amazon, airlines, CIA, IRS, FBI, TSA, Homeland security, Target and Home Depot data breaches, security clearances, car dealerships, title companies, accountant, employers, landlords, credit bureaus, payroll companies, golf and tennis clubs, business clubs, volunteers at schools/churches, Russians and Chinese, etc. it’s more of a question as to who doesn’t have it as I see it.

we get title pulled in a day sure enough.. somehow I guess if banks wait to long they lose the right to foreclose ( WA state).. 

They don't deal with buyers directly.If you can buy it before the foreclosure with the cooperation of all on title, that's one way.

I realize that having properties under my name poses a lot more liability, and so I would like to move these properties into an LLC, but part of the disclosures when signing for the loan stated that I would not transfer the title of the property.
