I primarily look for duplexes and houses with a casita because I plan on living in one and rehabbing the other mostly myself but hiring out things that make sense or need permitting.

Ultimately, we had to bear the financial burden of fixing their mistakes and hiring new contractors to complete the job.The key lesson we learned from this experience is the importance of thoroughly vetting contractors and establishing clear expectations from the start.

If you rent it by the room, I'd also hire a cleaning person to come in every week or two and clean the common areas as well as someone to cut the lawn. 

I may just end up taking the plunge myself and hiring vendors the way I hire people to work on the properties I manage at my job.

After recently speaking to loan professionals I have become aware of the fact that after you have a couple of properties lenders will require that you have 3-6 months of reserves for your loan payments for each properties on hand. 

Other interpretations are possible, too.I hear that you don't want to hire professional help, but navigating these murky waters on your own is risky.
