The dilemma you have is one many of us have had at one point in our careers.

It is very very hard to find a replacement property that will perform like what you are selling locally and I am solidly against investing at a distance especially for beginners.Happy investing and know that your dilemma is a good one to have.

, you are replacing the finish floors, that's a completely different conversation, one with the entire building health in mind especially with regard to how you treat the subfloor and regarding the addition of a second vapor barrier.

So unless either the property has increased in appraisal value, or its income has significantly increased, you have the same dilemma that every refi-wannabe faces.
