My wife has a YouTube/Social Media business (youtube ad revenue, selling of ebooks/courses, brand sponsorships, etc) and it would be a bonus (but not required) for this person to be knowledgeable about tax strategies for this type of business as well.

If we’ve spent $300k on the build in the 2019 calendar year, will we deduct that entire $300k (bonus depreciation) as a passive loss?

The tenant gets too generous with usage.

I do have late fees in the lease, but I'm just being generous not to charge them because honestly I don't want to sour the relationship.

The proof I’ve heard for this argument is that around Christmas time banks are ready to get out there Christmas bonuses, so in turn they approve more loans around the end of the year to help reach their goals.

I dont invest for appreciation though and only consider that bonus on top of the other returns.If you are looking for better cash flow, i recommend checking out some of the other Texas markets.
