I have a down payment and great credit but the bank seems to think my D:I ratio isnt acceptable ( Ive since paid off two student loans and a CC and my wife paid off her auto loan ).

Start calling around to local banks and credit unions.

I used Delta Credit Union but they will only give me a 10 year amortization and they will only give 75% loan to purchase price (plus cost of work) regardless of how long I've owned the property.Thanks in advance!

Can I go to local banks/credit unions/lenders for the loan on a SoloK property, or do I need to work with specific banks/lenders?

I lowered my credit requirements after the first couple of years and began to feel like credit may be why they rent houses for more than mortgage payments would be.

My basic feeling is that the bank would take over the computers and real estate and sell them ... and I would take a credit hit. 

All my tenants are from out of state with great credit scores.  

Its about he same price as 6 credit hours at a community college.

Depends if the HML reports it to the credit bureaus. 

I have little experience,  but you should be able to open a line of credit against the property.
