Anticipate it taking at least 6 months to get established so figure out how you're going to put food on the table for the time needed to begin producing results.Good Luck! 

We just got a new location, its at the Fox and House at Northlake Mall, we'll get there around 6, network and order food until we start at 6:45. 

And here is some food for thought.  

If it is on a street with much food traffic then turning it into a residential unit will be very difficult. 

My Super has expressed commented on their clutter of dishes in sink and days old food left on the stove and  sticky residue on radiator covers ( believed to be jam).

We ate well and shopped at Whole Foods.

It has decent equity but doesn't cash flow very well, so I'm highly interested in taking hat equity to grow my portfolio with better cash flowing properties.

It may cost more, but in the future you will just have to pay for the removal and install and they will replace the unit for FREE.Just food for thought.
