This would be 2 days before he announced in his June 20th email (which I believe you have) that he was suspending payments to hundreds of investors because of financial problems.He did not disclose anywhere in the webinar (48 hours before the email) the difficulties that his business was experiencing which was laid out in the email 2 days later.

It would be a shame to lose a good tenant.....but you gotta protect yourself at the same time....

Unfortunately, as my search for the perfect property began the same people who had rented RV’s and stormed into the wilds of American were also now on the search for a second property.

I have heard of others getting by with google forms and rental agreements to be able to accomplish the same goal.

Could this potentially make my personal finances and the LLC finances be seen as one in the same at a legal standpoint?  

@Anthony Jacques You can get two loans at the same time however they will probably be spread out by 6 months.

There is no secret sauce to getting/finding properties other than what is already told out there in the real estate market - 50% bootstrapping 50% luck - same as finding a great wholesale deal.

I funded one in Feb for 65k and it sold for 115k in 7 days cash out cash in .. split profit with my client he finds them I provide the money its a wonderful business..

Take a look at the study from Amsterdam. by Piet Eichholtz Eichholtz_A-long-run-house-price-index.pdf (maastrichtrealestate.com)basically a nearly 400 year study of the prices of the same homes along the best canals in Amsterdam since 1628, and the prices rose at about 2-3% or the historic rate of inflation there, same study has been retroactively and proactively studied in almost all countries on Earth and they all get same answers over long term, (Re rises with inflation rate) Now you can have short term bubbles like now in USA, but they usually deflate like the 22% drop from 1929-1935 or the 34% drop from 2006 to 2012, which many of us benefitted from.
