Do they have excess of indoor plants,, if so MAKE Them remove the plants, or fish tanks, or anything else that adds humidity to the apartment that's not suppose to be there.

Some thoughts in random order.As @Jeff Sheraton says compare your cost on your student loan debt to your return and on a 4 plex for example, you have tax depreciation that could off set the income you make in your real "career" job and be a much better return than paying off excess student loan debt.Although do you want to borrow $10,000 in student loans and then take 5 years to pay it off and make it $15,000 - so I would probably try to find a way to pay off the $10k and save up.I know a person who was a student in Lawrence at KU who actually somehow found a way to buy a 3 plex while in college and then he lived in one unit and rented out the other 2, so he had NO housing costs while in college.

I guesstimate approximately $35K to $45K to completely redo the roof, replace and repair the dry rotted base house frame sitting on the foundation (sills, floor joists and subfloor), outside brick repair, new drive ways and electrical and plumbing updates.The average selling price for well-maintained and updated duplexes similar in design in the area are $85K to $105K.
