You have a baseline of knowledge and you have your first investment property which will begin to build real world experience.

But from my boots on the ground experience its not easy getting good help. 

I almost made the mistake of paying a Philly guru who was going to teach me the ins and outs of buying section 8 homes and after reaching out to others on BP who invest in better market real estate, realized its incredibly risky.I have 12-doors in Detroit, 3 of which are rented to S8 tenants and have been for nearly 5 years now.The experience has been pretty solid for me.

He took me under his wing until I had enough experience and was comfortable enough to open my own Brokerage.  

Doing your own general construction for a rehab project can have several advantages but can be very costly attempting  without having knowledge and experience.1.

@Chase Wright, if you're starting out, most experienced investors would agree with me that you should house hack your first deal to gain experience.

With that comes knowledge of the law, experience, skilled screening and selection, established policies and procedures that prevent problems or nip them in the bud, professional marketing, and so much more.

If you have little to no PM experience, then you're better off hiring a professional PMC.EVERYONE thinks it's easy to DIY property manage - until something goes wrong and you have no clue what to do!

Finally, I don't know what experience you have in real estate if any but you clearly think outside the box and it's a valuable trait to have, whatever you end up doing in the world of real estate or beyond.Hope this is helpful.
